Location: Hargeisa, Somaliland

Our Company, a subsidiary of Dahabshiil Group, is one of the leading companies in construction, real estate development and management undertaking various projects in several countries in the region. The Company has its Headquarters in Hargeisa, Somaliland. We are looking for a visionary, experienced and results-oriented Chief Executive Officer to lead the management and commercialization of our Real Estate Portfolio.

Role summary:

The Chief Executive Officer (CEO) of Dahabshiil Real Estate (DRE) is primarily responsible and accountable for the overall operation and management of the Dahabshiil Group’s property portfolio and real estate development. The position holder will oversee the strategic business aspects of the Company to ensure growth and take full responsibility for managing revenues, profitability and the efficient use of the Company’s assets and delivery of projects within budget and agreed timelines.

Key responsibilities

1. Strategic Leadership:

a. Develop and execute long-term strategies for property development, acquisitions, and asset management that complement the Group’s objectives.

b.      Lead expansion efforts, including new market entry, strategic partnerships, and potential acquisitions

c.       Oversee the initiation, design and development of new projects

d.      Stay ahead of industry trends, risks, and regulatory changes

2.      Financial and Asset Management:

a.       Oversee the development of detailed budgets that forecast income, operating expenses, and capital expenditures. Regularly monitor performance against the budget to identify variances and adjust strategies as needed.

b.      Identify and assess new opportunities, risks, and allocate company resources efficiently.

c.       Assess the feasibility, financial impact, and potential return on investments and ensure they are aligned with the company's overall goals and objectives.

d.      Create detailed budgets that forecast income, operating expenses, and capital expenditures. Regularly monitor performance against the budget to identify variances and adjust strategies as needed

e.       Planning the acquisition, selling, commercialization of land and properties owned by the Group, managing real estate funds, and securing equity financing and partnerships for projects

3.      Operations & Development:

a.       Identifying new sites, managing construction, and handling the "fit-out" of facilities such as Group Companies’ headquarters, retail branches, or other sites

b.      Oversee the daily operations of the Group’s owned properties, from marketing vacancies and screening tenants to collecting rent, managing maintenance, enforcing leases, resolving tenant issues, and ensuring legal compliance.

c.       Supervise project development (acquisition, construction, sales) and ensure operational efficiency.

d.      Establish company systems and procedures for reporting, project control, and financial controls.

e.       Oversee business operations across the Company to ensure efficiency, quality service and cost management

f.        Oversee the selection and management of architects, consultants, vendors and the coordination of project approval processes

g.      Set up measurable standards of performance for each department and measure performance against established targets/goals

h.      Be accountable for the execution of projects, ensuring successful delivery of projects, on time and within budgeted costs

4.      Sales & Marketing: Drive revenue by directing sales strategies and brand positioning.

5.      Stakeholder Relations: Build relationships with Shareholder, investors, partners, government entities, the public and represent the company externally.

6.      Team Building: Recruit, develop, manage performance and motivate executive teams and staff; foster a positive culture.

Skills and qualifications

Qualifications and experience

  •   First degree in Engineering, Business Management, or equivalent qualifications
  •    Project Management qualification is an added advantage
  •  Knowledge of Construction management
  •  Knowledge of marketing and sales related to the Real Estate Industry
  • Proficient and fluent in spoken and written English Language Experience
  • Minimum of 10 years’ experience at management level, 5 of which should be in real estate development at a leadership level.
  • Exposure in Real Estate development and knowledge of building and construction

Skills and competencies

·         Strong business acumen and a good understanding of the P&L of real estate companies.

·         Excellent understanding of budgets, cash flows and the management of costs related to property development

·         Good insight into the industry trends and its likely business impact.

·         Ability to build and maintain customer satisfaction by providing appropriate solutions to customers

·         Demonstrate and communicate a high level of ownership and commitment to achieving results

·         Ability to make high quality decisions by assessing the importance, urgency and risk associated with each situation and taking actions which are timely and in the best interest of the company.

·         Ability to lead a high performing team and make the team more successful by demonstrating total commitment to team goals and values

·         Have a high sense of diplomacy, accuracy, attention to detail and with strong analytical ability.
